Deed of Trust

A deed of trust is a legal document posted at the courthouse for the purpose of protecting the primary lender of real estate. In effect, it states that if the borrower fails to pay, the lender has the right to foreclose and sell the house to a buyer for the balance of the loan or any amount the lender will allow.
